Abita Springs · Louisiana
Sell your land in Abita Springs.
Abita Springs is a small town with its own water, its own sewer and a zoning code it's in the middle of rewriting. We buy land in town and on the parish roads around it, directly from the people who own it.

If you own land in Abita Springs and want to sell without an agent, we buy directly. We're based about fifteen minutes away in Mandeville. Abita is a town where the details move the price: whether a lot is inside the town limits, whether it can reach town water and sewer, which zoning map applies this year, and how close it sits to the Abita River. We work those out, show you the recorded sales we priced from, handle the title work, and pay cash at closing.
What moves the price
What drives land value in Abita Springs.
What we look at on every parcel around Abita Springs before we make an offer. Sources for any figures are listed below.
- Small parcels, 1–5 acres
- $20,400–$65,300 an acre across St. Tammany, middle half of public sales; the public data doesn't break Abita Springs out on its own
- 5–20 acres
- $13,400–$23,600 an acre parish-wide
- Inside or outside
- Inside the limits, the town's own code (Part 9, Planning, Zoning and Development). Outside, the parish Unified Development Code.
- Sewer
- Town sewer in town; the town also runs its own program for individual on-site systems (Ordinance 475). Outside, mostly well and individual system.
- Abita River
- Low ground along the river and its branches carries flood zones; we pull the flood map on every parcel near it
Ranges cover all of St. Tammany Parish (Redfin sold-land records, vacant land of one acre or more, October 2024 – October 2026, 25th to 75th percentile, pulled October 30, 2026). These numbers come from publicly available sales data. Off-market transactions often trade at different price ranges. Town facts: Town of Abita Springs public notices, council agendas and Water, Public Works and on-site sewage pages; LDWF Natural and Scenic Rivers list; La. R.S. 56:1847. Draft, October 2026.
Selling here, specifically
What’s different about a Abita Springs sale.
Know which zoning map applies
An earlier proposed map wasn't adopted after residents asked for more input, and a revised code and map went to a hearing in August 2026. A lot's allowed uses can shift with that vote, so we check the map in force the week we make an offer and price from that.
Sewer and water capacity
In town, a lot that can tie into the town's water and sewer is worth more than one that can't. Single lots are rarely the issue; before splitting a tract into many lots, check with the town on sewer capacity.
Abita River frontage
River frontage is the prettiest land in town and the most limited. Expect flood-zone rules near the water and, if the river's scenic designation holds, no commercial clear-cutting within 100 feet of it. We price frontage for what can be done there.
Just outside the limits
Plenty of land with an Abita Springs address is out along LA-36, LA-435 and the parish roads, under parish rules, usually on a well and an individual sewage system. Those parcels sell to a different buyer than in-town lots, and we price them that way.
Track record
The same buyer, town after town.
I just purchased a piece of property from Mr. Harry. He was very professional during the negotiation process and made the closing so easy and quick. I witnessed honesty and integrity first hand!
