The two siblings who owned it called us directly. We talked it through on the phone, confirmed the lot sat in FEMA zone X with no mapped wetlands, and agreed on a fair price. The closing went smoothly, with no hiccups.
Lacombe · Louisiana
Sell your land in Lacombe.
Lacombe is bayou country between Mandeville and Slidell, running from the marsh at Big Branch up to wooded ground north of US-190. We've bought land here, and we buy directly from owners.

If you own land in Lacombe and want to sell it without listing, we buy directly, and we've done it here. In 2025 we bought a lot near Lacombe from a brother and sister who owned it together. Lacombe is low, unincorporated and close to the lake, so the flood map and wetlands do more to set a price here than almost anywhere in the parish. We check both before we offer and walk you through the sales behind our number. The title work is ours to handle, and you're paid in cash when it closes.

What moves the price
What drives land value in Lacombe.
What we look at on every parcel around Lacombe before we make an offer. Sources for any figures are listed below.
- Lots and small acreage
- St. Tammany's 1–5 acre middle half ran $20,400–$65,300 an acre; a parcel mostly in a high-risk flood zone or wetlands sells toward the bottom of it
- 5–20 acres
- $13,400–$23,600 an acre parish-wide
- Flood zone, parcel by parcel
- Lacombe runs from marsh at the lake to higher ground north of US-190. One lot can be zone X and the next one AE.
- Wetlands
- Wooded wetlands near the bayous may need a U.S. Army Corps of Engineers permit before they're filled, which narrows who will buy them
- Getting there
- US-190 through town, LA-434 north to I-12
The two ranges are for the whole parish, from Redfin sold-land records for St. Tammany (vacant parcels of one acre and up, sold October 2024 – October 2026, middle half, pulled October 30, 2026). These numbers come from publicly available sales data. Off-market transactions often trade at different price ranges. Local proof is from our own 2025 purchase near Lacombe. Refuge: U.S. Fish and Wildlife Service. Bayous: La. R.S. 56:1847(47)–(48). Draft, October 2026.
Selling here, specifically
What’s different about a Lacombe sale.
Land owned with family
The lot we bought here was owned by a brother and sister. When land is held in shares, everyone on the title signs; if one owner has died, a succession may come first. We line up who needs to sign and in what order.
Split for family
Some Lacombe owners divide a few acres so their children can build nearby; those requests go to the parish Planning Commission as minor subdivisions. If you'd rather sell the whole parcel than split it, we buy it as it is.
Next to the refuge
Big Branch Marsh National Wildlife Refuge covers about 17,000 acres of the lakeshore between Mandeville and Slidell. Private land near it is often wet and wooded, which limits where a house can go. We price it for what can actually be built, and we still buy it.
Fill and drainage
On low ground, raising a homesite means fill. In an A zone, parish rules require an approved plan and mitigation for it. We figure that cost into the offer instead of leaving you to discover it.

The same buyer, town after town.
I just purchased a piece of property from Mr. Harry. He was very professional during the negotiation process and made the closing so easy and quick. I witnessed honesty and integrity first hand!
