Selling to us
Do you charge any fees or commission?
No. No commission, no closing fee, no cost for title work. The offer is the amount you walk away with at closing.
How do you decide what my land is worth?
Recent sales of comparable parcels in your parish or county, adjusted for access, terrain, and title condition. You see the comps and the reasoning with the offer.
How long does it take?
Clean title: three to five weeks on most of the purchases we’ve closed. Succession or heirs’ property: longer — months, not weeks — and we’ll give you a realistic estimate for your situation before you commit.
Inherited property
The succession was never done. Can you still buy the land?
Yes — that’s our specialty. Our attorney completes the succession as part of the purchase, at no cost to the family.
Do all the heirs have to agree?
To sell the whole property, yes — every co-owner signs. If someone won’t, Louisiana law has court processes for dividing co-owned property, but they’re a last resort. In our experience, most families get everyone to yes by putting the numbers and the plan in front of the whole group at once.
The practical stuff
What if there are back taxes or liens?
Usually payable out of the sale proceeds at closing — you don’t have to clear them first.
Do I need my own attorney?
You’re always welcome to have one review the paperwork, and we’ll never rush you out of doing that.
