Covington · Louisiana
Sell your land in Covington.
Covington sits where the Bogue Falaya meets the Tchefuncte, and the land around it runs from in-town lots to wooded acreage up LA-21 and LA-25. We buy it directly from owners, inside the city limits or out in the parish.

If you own land in or around Covington and want to sell without listing it, we buy directly. We're based in Mandeville, about twenty minutes south, and Covington-area parcels are some of the closest we look at. Before we make an offer we settle the two questions that decide most Covington prices: which side of the city limits the land is on, and how much of it sits in the river flood zones. Then you get a number built from nearby recorded sales, the title work handled, and cash at closing.
What moves the price
What drives land value in Covington.
What we look at on every parcel around Covington before we make an offer. Sources for any figures are listed below.
- Homesites, 1–5 acres
- Parish-wide, the middle half of public sales ran $20,400–$65,300 an acre. Covington-area sales sat well above Bush, Folsom and Pearl River.
- Tracts, 5–20 acres
- $13,400–$23,600 an acre parish-wide; at this size the town premium mostly fades
- City limits
- Inside: the City of Covington's zoning code (Code Title 18) and Planning Commission. Outside: the parish Unified Development Code.
- Historic district
- Downtown lots fall under a local historic district commission that reviews exterior work; check with the city before planning a build on a downtown lot
- River bottoms
- Low ground along the Bogue Falaya and Tchefuncte carries FEMA flood zones; the farther a parcel sits from the river bottoms, the more often it's out of them
- Scenic river frontage
- The Bogue Falaya above the LA-437 crossing and the Tchefuncte below the Bogue Falaya are state scenic rivers; no commercial clear-cutting within 100 feet of the low-water mark
Per-acre ranges are St. Tammany Parish figures from Redfin's sold-land records (vacant parcels of an acre or more, October 2024 – October 2026, 25th–75th percentile), with the town comparison drawn from the same records; pulled October 30, 2026. These numbers come from publicly available sales data. Off-market transactions often trade at different price ranges. Rules: City of Covington Code of Ordinances; Louisiana Division of Historic Preservation (Covington Historic District); La. R.S. 56:1847 and 56:1854. Draft, October 2026.
Selling here, specifically
What’s different about a Covington sale.
Check the city limits first
Covington's limits are irregular, and plenty of land with a Covington address is unincorporated parish. Which side a parcel falls on decides who zones it, who issues the permits, and whether city water and sewer are even possible. We confirm it on the parish GIS before we put a number on it.
River-bottom lots
Where the Bogue Falaya and Tchefuncte come together, low ground floods. Raising a lot in an A zone means a fill plan and mitigation under whichever rules apply, city or parish, and a builder prices that in. It lowers what a lot is worth; it doesn't stop us from buying it.
Timber along the rivers
Wooded frontage on the Bogue Falaya or the Tchefuncte can't be commercially clear-cut within 100 feet of the water. We'll tell you whether the timber on your tract is worth selling separately once that buffer comes out of it.
Growth north and west of town
Up LA-21 toward Bush, up LA-25 toward Folsom, and out LA-1077 toward Madisonville, wooded tracts with road frontage draw families who want room. On those tracts, long frontage and dry ground count for more than raw acreage.

The same buyer, town after town.
I just purchased a piece of property from Mr. Harry. He was very professional during the negotiation process and made the closing so easy and quick. I witnessed honesty and integrity first hand!
