If you own land around Ponchatoula and want to sell it without listing it, we buy directly. Between 2010 and 2020, Ponchatoula was the only town in the parish that grew, up 19% to 7,822 people. The LA-22 corridor east of town runs toward Madisonville and the St. Tammany line. Around here, a parcel can be high and dry at the road and in a flood zone fifty yards back, and that difference drives most of the price. We've bought on that corridor. We'll show you the sales and the flood map behind our number.

Between Ponchatoula and Madisonville
4 acres, high at the road, low behind

The front of the parcel, along the road, had room for a homesite. Behind it the ground dropped into an AE flood zone. Some buyers only look at the flood map. We priced the dry front and the wet back for what each was worth, and closed.

What moves the price

What drives land value in Ponchatoula.

What we look at on every parcel around Ponchatoula before we make an offer. Sources for any figures are listed below.

Inside town
Inside the city limits, City of Ponchatoula rules apply; outside them, parish rules. Check with the city before planning a split or a build in town.
The LA-22 corridor
Runs east from Ponchatoula toward Madisonville. Homesite ground and low, wet stretches sit side by side, sometimes on the same parcel.
South toward Manchac
The land drops toward the Manchac swamp. Much of it is flood zone or wetland, which limits building and narrows the pool of buyers.
Price compared with the parish
Tracts around Ponchatoula have generally sold for more per acre than the same sizes around Amite and Kentwood
2016 flood
LA-22 closed at the Natalbany River bridge, west of town, during the August 2016 flood
Wetlands
Filling a mapped wetland generally takes a U.S. Army Corps of Engineers permit. That's why a dry acre at the road can be worth more than several wet ones behind it.

Price comparison: Redfin sold-land records for Tangipahoa Parish, vacant land sold October 2024 – October 2026, pulled October 30, 2026. These numbers come from publicly available sales data. Off-market transactions often trade at different price ranges. Population: 2010 and 2020 U.S. Census. Flooding: National Weather Service and local reporting, August 2016. Everything else comes from our own purchase and evaluations around Ponchatoula. Last updated October 2026.

Selling here, specifically

What’s different about a Ponchatoula sale.

Elevation certificates settle arguments

On a parcel we owned near here, a buyer walked away believing he'd need fifteen feet of fill. The elevation certificate didn't support that. If you have one for your land, find it. If you don't, we work from the FEMA panel and the survey.

High front, low back

Plenty of parcels around Ponchatoula have a dry strip along the road and wet ground behind it. That's still a sellable parcel. A fair offer accounts for both parts instead of pricing everything like the worst acre.

A driveway on LA-22

LA-22 is a state highway, so a new driveway onto it goes through the Louisiana DOTD, not the parish. On parish roads, the parish handles the culvert permit. Either way, it's the buyer's job, not yours.

A Ponchatoula address isn't the city

A Ponchatoula mailing address covers a lot of countryside outside the city limits. Which rules apply to your parcel depends on where the city line actually falls, so we check that before we price.

I just purchased a piece of property from Mr. Harry. He was very professional during the negotiation process and made the closing so easy and quick. I witnessed honesty and integrity first hand!
