The owner lived out of state. Most of the land sits in an AE flood zone, and a numbered parish drainage lateral cuts through it, so only a few acres are high enough to build on. We bought the whole parcel as it was, with the low ground included.
Hammond · Louisiana
Sell your land in Hammond.
Land around Hammond is either inside the city, under the city's development code, or just past the city limits, where parish rules apply. We buy both, directly from owners, with no listing and no commission.

If you own land in or around Hammond and want to sell it without listing it, we buy directly. Hammond sits where I-55 meets I-12, and Southeastern Louisiana University brings a steady stream of students, staff and young families who need somewhere to live. The city's own population dipped slightly from 2010 to 2020 while the parish around it grew, so much of the new building is happening just outside the city limits. We've bought on the north side of town, and we're about thirty-five minutes away in Mandeville. Harry Asnien will show you the sales behind your offer, and we handle the title work.

What moves the price
What drives land value in Hammond.
What we look at on every parcel around Hammond before we make an offer. Sources for any figures are listed below.
- Inside the city
- Hammond's Unified Development Code, in force since 2014, covers every parcel inside the city limits. The zoning district sets lot size and what can be built.
- Just outside
- Past the city limits, parish subdivision rules apply. An owner can petition to annex land into the city through Hammond's Planning and Zoning Commission.
- Price compared with the parish
- Parcels near Hammond have generally sold for more per acre than the same sizes in the north end of the parish
- Who's buying around town
- Builders, and families who want a short drive to Southeastern and the interstates
- Flood / drainage
- In August 2016, high water closed close to two dozen Hammond streets. Low ground near creeks and drainage laterals needs an elevation check before anyone can price it.
- Drainage servitudes
- When a public drainage channel crosses a parcel, state law (R.S. 38:113) can reserve a strip along its banks for maintenance. We check for one before we price the parcel.
Price comparison: Redfin sold-land records for Tangipahoa Parish, vacant land sold October 2024 – October 2026, pulled October 30, 2026. These numbers come from publicly available sales data. Off-market transactions often trade at different price ranges. Code and annexation: City of Hammond Unified Development Code (Ord. 14-5364). Enrollment: Southeastern Louisiana University, fall 2025. Population: 2010 and 2020 U.S. Census. Flooding: WWNO reporting, August 2016. Everything else comes from our own Hammond-area purchase and evaluations. Last updated October 2026.
Selling here, specifically
What’s different about a Hammond sale.
City lot or parish acreage?
The first question on any Hammond-area parcel is whether it's inside the city limits. That decides which zoning applies, who issues the permits, and whether city water and sewer are even possible. A Hammond mailing address doesn't settle it, so we check the city's map before we price anything.
A drainage lateral on the land
Numbered parish drainage laterals run through a lot of the low ground around Hammond. The strip along the banks stays open for maintenance, so it comes out of the usable acreage. We measure it into the offer. It doesn't stop the sale.
Selling from out of state
The Hammond owner we bought from lived in another state, which is common with land here that's been in a family a long time. Sellers can usually sign before a notary where they live, so there's no trip back to Louisiana to close.
Water and sewer at the road
Inside the city, Hammond runs its own water system. Around it, water comes from a water district or a private well, depending on the road. Sewer is the bigger question outside town. Unless a line reaches the road, a buyer has to plan for an individual treatment system, and that shows up in the price.

I just purchased a piece of property from Mr. Harry. He was very professional during the negotiation process and made the closing so easy and quick. I witnessed honesty and integrity first hand!
