Bush · Louisiana
Sell your land in Bush.
Bush is St. Tammany's northeast corner: timber, hunting ground and hay pasture along LA-21 and the Bogue Chitto River. There are no town limits here, and we buy land directly from owners, big tracts and small.

If you own land around Bush and want to sell without listing it, we buy directly. Bush is unincorporated, so the parish sets the rules on every parcel, and the land is still mostly rural: timber, hunting tracts and pasture. We look at the timber, the access and the river bottoms, show you the recorded sales we priced from, take care of the title work, and pay cash at closing.
What moves the price
What drives land value in Bush.
What we look at on every parcel around Bush before we make an offer. Sources for any figures are listed below.
- Homesites, 1–5 acres
- $20,400–$65,300 an acre for the middle half of St. Tammany sales; Bush-area small parcels sold well below the North Shore towns
- Tracts, 5–20 acres
- $13,400–$23,600 an acre parish-wide, where Bush land comes much closer to the towns
- Big tracts, 20+ acres
- $4,900–$13,500 an acre parish-wide; timber, frontage and legal access move a tract within it
- Who zones it
- The parish, everywhere. Splitting off homesites goes through the parish's minor subdivision process.
- Bogue Chitto bottoms
- Bottomland along the river carries flood zones; downstream, the Bogue Chitto National Wildlife Refuge covers about 40,000 acres across St. Tammany, Washington Parish and Pearl River County, MS
- Higher ground
- Bush sits around 80 feet above sea level, against about 13 at Lacombe; ground away from the river is a different land market than the lake side
Price brackets are St. Tammany Parish numbers taken from Redfin sold-land data (vacant land, one acre and up, sold October 2024 – October 2026, 25th–75th percentile, pulled October 30, 2026), with the Bush comparison from the same data. These numbers come from publicly available sales data. Off-market transactions often trade at different price ranges. River and refuge facts: La. R.S. 56:1847(2) and 56:1854; U.S. Fish and Wildlife Service. Elevations: USGS place-name (GNIS) figures for Bush and Lacombe. Draft, October 2026.
Selling here, specifically
What’s different about a Bush sale.
Timber is often most of the value
On a wooded Bush tract, standing pine or hardwood can be a large share of what the land is worth. We'll tell you whether a timber cruise makes sense before you sell, and if we buy, we pay for the timber and the dirt together.
Bogue Chitto frontage
The Bogue Chitto is a state scenic river from the Mississippi line to the Pearl River Navigation Canal. Within 100 feet of its low-water mark, commercial clear-cutting is prohibited, so frontage tracts are priced as hunting and recreation land more than as timber.
Back tracts and access
A lot of land off LA-21 is reached by a gravel lane or an old servitude of passage across a neighbor. We check whether the access is recorded before we price it. A tract with no legal access is still one we'll look at.
Near the Washington Parish line
Bush sits close to Washington Parish. If a tract straddles the line, it has two assessments and two tax bills, and the closing has to account for both. We handle that paperwork as part of the title work.

I just purchased a piece of property from Mr. Harry. He was very professional during the negotiation process and made the closing so easy and quick. I witnessed honesty and integrity first hand!
